Chip seal

A proven surface treatment: emulsion and aggregate locked in place to seal the roadbed, improve skid, and extend life between major asphalt work.

What chip seal does

Chip seal adds a new wearing surface at a lower cost than full-depth asphalt on many rural drives, camp roads, and light-duty lots. We’ll tell you honestly where chip seal fits and where structural asphalt or base repair should come first.

The treatment binds a layer of crushed stone into asphalt emulsion on the surface. That locks in dust on gravel, slows water intrusion on older pavements, and restores texture where polish or wear has reduced grip.

Good fits

  • Gravel or aging asphalt that needs sealing and stabilization
  • Long drives and private roads with manageable traffic speeds during cure
  • Budget-conscious maintenance before a future repave
  • Seasonal roads and low-speed access where heavy truck traffic is not the main use

Prep and weather

We need a reasonably dry window so emulsion can bond before rain. Soft spots, severe alligator cracking, or failed drainage usually need work before chip seal will last. We walk the site with you and call out what must be fixed first versus what chip seal can address on its own.

Cure times & traffic

We’ll explain sweep schedules, when loose stone is normal, and when you can return to regular use before we start.

Expect a short period when speeds should stay low and turning should be gentle so stone seats without scuffing. A follow-up sweep may be needed to pick up excess chip. Once cured, the surface is ready for normal plowing and everyday traffic on appropriate roads and drives.
